An office that fits your licence, not the other way round.
I match the space to what your licence and visa quota need, and register the Ejari with it.
Your office decides how many visas your company can sponsor, and some activities need a specific type of space. Most people find this out after they have signed a lease.

Who this is for
Which one sounds like you?
Most people who ask me about real estate consultancy are in one of these situations. Pick yours and the message is written for you.
- If you're
Mainland licences
Your activity needs a physical office and an Ejari before the licence is issued.
That's me, message Siraj - If you're
Growing teams
You need more visas than your current space allows, and want to know what size office unlocks them.
That's me, message Siraj - If you're
Investors setting up
You are buying or leasing property through a company and want the structure and space to match.
That's me, message Siraj
Company structures
Office rules depend on the structure. Mainland, free zone or offshore.
Mainland licences need an Ejari-registered office. Free zones usually include a desk. Offshore companies do not need one at all.

What I check first
Where these files usually get stuck, and how I stop it.
I go through these before anything is filed, so problems are fixed while they are still cheap.

“Most of these come from files people bring me after another agent. Each one is easy to avoid if someone checks first.”
- 01Where it goes wrongLease signed before checking the visa quotaWhat I checkI confirm how many visas the space supports before you sign anything.
- 02Where it goes wrongSpace zoned for the wrong activityWhat I checkI check the permitted use against your licence activity first.
- 03Where it goes wrongEjari not updated after a moveWhat I checkI update the Ejari and licence address together, so visas are not held up.
